Site selection in the Las Vegas Valley is key to any business' success. The commercial real estate market is full of options and opportunities for new business enterprizes in Las Vegas.
Much of the construction demand is occurring on the Las Vegas Strip, with roughly $28.27 billion worth of resort expansion planned through 2010, reports the Las Vegas Convention and Visitors Authority. That figure includes 36,725 more hotel rooms, 964 additional timeshare units and another 3.47 million square feet of convention space.
Located on the Strip, Town Square Las Vegas opened its’ doors to the public in 2007. The dozens of shops and restaurants that comprise Town Square are integrated throughout the 1.5 million-square-foot center’s 22 buildings. Completed in 2008, Town Square features 150 retailers, a children’s park, a pavilion for concerts, fashion shows and other events and 32,000 square-feet of office space. Town Square is also the new home of the Las Vegas Chamber of Commerce.
On the south side of The Strip, between the Bellagio and the Monte Carlo, the aging Boardwalk Hotel/Casino was imploded to clear the way for the most massive single development in Las Vegas – MGM’s $7 billion Project CityCenter. Scheduled for completion in late 2009, CityCenter will feature a 4,000-room hotel/casino, 2,800 luxury high-rise condominiums, two 400-room non-gaming boutique hotels and a half-million-square-foot convention center.
Both commercial and residential development have become especially hot along the completed or nearly completed sections of the I-215 Beltway on the south side, as well as the south end of the Strip and in areas going north. Ongoing construction of new mega-malls is capturing the attention of tourists, regional residents and new businesses.
